Wood Buffalo Housing provides a wide range of affordable and reasonably priced housing options in the Wood Buffalo region. Our options, outlined in more detail below, are designed to meet the needs of individuals and families with different income levels.

Next To Market Rental
Next To Market Rental means the rental unit is intended to be affordable to low- and moderate-income households. It can apply to townhouses and to apartments in various WBHDC neighborhoods. Rents in these units are not geared to income but are fixed at the average local market rent as posted by the Canada Mortgage and Housing Corporation (CMHC).

Our Below Market rental units come in a variety of size:
• All units include refrigerator and stove but not furniture
• Apartment buildings include on-site laundry rooms
• Some apartments include in-unit laundry hookup but no washer and dryer
• Townhouses include laundry hookup but no washer and dryer
• Apartments include water and gas but tenants are responsible for electricity
• Townhouses include no utilities
• In some cases, units have available on-site parking at an extra cost
• Require a security deposit of $750
• Apartments have balconies
• Some townhouses have a yard.

Verification of current income is required through submission of pay stubs or similar official documents to ensure that you are eligible for this program. Anyone can apply for Next To Market Rental.

Affordable Housing
Affordable Rental means the rental unit is intended to be affordable to low- and moderate-income households, based on an income threshold established by the Government of Alberta. The threshold is related to the size of rental unit and your annual income. Affordable Housing can apply to townhouses and to apartments in various WBHDC neighbourhoods. Rents in these units are geared to income but are fixed at approximately 10 per cent below the average local market rent as posted by the Canada Mortgage and Housing Corporation (CMHC).

Our Affordable rental units come in a variety of size:
• All units include refrigerator and stove but not furniture
• Apartment buildings include on-site laundry rooms
• Some apartments include in-unit laundry hookup but no washer and dryer
• Townhouses include laundry hookup but no washer and dryer
• Apartments include water and gas but tenants are responsible for electricity
• Townhouses include no utilities
• In some cases, units have available on-site parking at an extra cost
• Require a security deposit of $750
• Apartments have balconies
• Some townhouses have a yard

Social Housing
Social Housing means the rental unit is intended to be affordable to low-income households, based on an income threshold established by the Government of Alberta. The threshold is related to the size of rental unit, your annual income, and the number of people living in the unit. Social Housing can apply to townhouses and to apartments in various WBHDC neighbourhoods. In some cases, the subsidy is linked to the unit itself and is non-transferable. Rents in these units are geared to income are set by the Government of Alberta is set at 30 per cent of gross income.

Our Social Housing units come in a variety of size:
• All units include refrigerator and stove but not furniture
• Apartment buildings include on-site laundry rooms
• Some apartments include in-unit laundry hookup but no washer and dryer
• Townhouses include laundry hookup but no washer and dryer
• Apartments include water and gas but tenants are responsible for electricity
• Townhouses include no utilities
• In some cases, units have available on-site parking at an extra cost
• Require a security deposit based on income
• Apartments have balconies
• Some townhouses have a yard

Anyone can apply for Social Housing and your income bracket will determine your eligibility for the various options within the Social Housing portfolio list. There is currently a waiting list for units in the Social Housing portfolio.

Seniors Housing
Seniors Housing refers to three seniors properties in Fort McMurray. One is Independent Living with supports in place and two are self-contained buildings. Tenants are expected to be at least 65 and their rent is set by the Government of Alberta and calculated at 30 per cent of the senior’s gross income.

Rotary House Lodge is Independent Living with:
• A quiet, secure building with security cameras in the common areas and a door bell for visitors
• Meals and snacks prepared in house according to the Canada Food Guide
• In house recreation and activities
• A Life Line system for emergencies
• Weekly light housekeeping
• Supports in place which means through Alberta Health Services, Home Care workers are able to provide some supports for those seniors who require it

Our Seniors units in the self-contained buildings are located downtown and are one bedroom units for singles or couples and:
• Include fridge and stove but not furniture
• Includes free on-site laundry rooms
• There is a $50 per month utility fee
• May have available on-site parking available
• Require a security deposit of $150
• Require proof of tenant insurance prior to signing the lease
• Do not have balconies

A copy of your most recent Notice of Assessment is required to ensure that you are eligible for this program. Anyone over age 65 and a resident of the Wood Buffalo region for at least three months can apply for Seniors Self-Contained Housing.
